In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 16, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Franklin to-wit:

And known as being Sublot No. 3 of the Twin Lakes Company, Twin Lakes Park Golf Allotment as shown by the plat of said subdivision recorded in the records of maps of Portage County, State of Ohio, Volume 5, Page 15, said lot shown on the plat as having a frontage of 70 feet on the East side of Cleveland Boulevard and a depth of 167 5 feet on the North line and a depth of 175 feet on the South line, and is 70 4 feet wide on the rear line. Be the same more or less, but subject to all legal highways.

Situated in the Township of Franklin, County of Portage and State of Ohio:

And known as being part of Lot No. 68 in Franklin Township and further described as follows:

Beginning at the most Easterly corner of Lot No. 3 of Twin Lakes Park Golf Allotment; thence South 44 deg. 59' 30" East, 44 feet to the edge of East Twin Lake; thence South 46 deg. 32' 27" West, 70 74 feet along the lake shore; thence North 44 deg. 59' 30" West, 34 feet to the most Southerly corner of said Lot No. 3; thence North 38 deg. 58' 40" East, 70.40 feet to the place of beginning and containing 0 053 acre of land, as surveyed by Walter Stockman, September 14, 1956. Be the same more or less, but subject to all legal highways, EXCEPTING from the above described premises any part thereof resulting through change in the above shore line of East Twin Lakes occasioned by other than natural causes, or by natural causes other than accretion.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
