In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, August 16, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

And known as being a tract of land 65 feet in width off the entire West side of Lot No. 6, of Willis Strickland's Addition to the City of Ravenna, as platted and recorded in Plat Book 2, Page 23 of the East line being parallel to the West line of said Lot No. 6. The said tract has a frontage of 65 feet on the North side of Lincoln Avenue and extends back from the centerline of Lincoln Avenue, a depth of 314 feet, and known as No. 438 Lincoln Avenue. The above is the same land conveyed to the Second National Bank of Ravenna, Ohio, by Frankie A. Veon by sheriff on August 23, 1932, by deed recorded in Volume 334, Page 146, Portage County Records, to which reference is hereby made.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
