Beginning at a monument at the centerline intersection of Old Forge Road, C.H. #82 and Mogadore Road, C.H. #81; thence South 16 deg. 23' 35" West, along the centerline of Mogadore Road, C.H. #81, a distance of 355.49 feet to a point; thence North 81 deg. 06' 25" West, a distance of 177.75 feet to an iron pipe; thence North 4 deg. 26' 20" West, a distance of 259.60 feet to a point in the centerline of Newton Street, T.H. #80-A; thence North 57 deg. 04' East, along the centerline of Newton Street, T.H. #80-A, a distance of 100 feet to the centerline of Old Forge Road, C.H. #82; thence North 57 deg. 04' East, along the centerline of Newton Street, T.H. #80-A, a distance of 100 feet to the centerline of Old Forge Road, C.H. #82; thence North 89 deg. 54' East along the centerline of Old Forge Road, C.H. #82, a distance of 212.10 feet to a monument at the centerline intersection of Old Forge Road, C.H. #82, and Mogadore Road, C.H. #81, being the true place of beginning of the property herein described, containing 1.743 acres as surveyed August, 1969 by J. W. Bowen, R. S. #4389, be the same more or less, but subject to all legal highways.
Said Premises Located at 3415 Mogadore Rd., Mogadore, OH 44260.
Said Premises Appraised at $140,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
