In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 12, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

And being known as Sublot #1 of Woodacres Allotment, as platted and recorded in Portage County Record of Plats, Plat Book Number 20, Page 43. Re-recorded in Plat Book 20, Page 43.

Situated in the Township of Franklin, City of Kent, State of Ohio, and being part of Block "A" of Ross and Prouse Acres Allotment, as recorded in Plat Book 7, Pages 8 and 9 of the Portage County Records, and further described as follows:

Beginning at an iron pipe in the East line of Deidrick Road (50 foot R/W), North 00 deg. 09' 00" East, a distance of 190.19 feet from an iron pipe at the Northwest corner of Sublot 20 of said Ross and Prouse Acres Allotment; thence North 00 deg. 09' 00" East, along said East line of Deidrick Road, a distance of 75.00 feet to an iron pipe; thence South 89 deg. 56' 00" East, a distance of 100.00 feet to an iron pipe; thence North 00 deg. 09' 00" East, a distance of 125 feet to an iron pipe in the South R/W line of Parmalee Road (40 foot R/W); thence South 89 deg. 56' 00" East, along said South R/W line of Parmalee Road (40 foot R/W); thence South 89 deg. 56' 00" East, along said South R/W line of Parmalee Road, a distance of 16.00 to an iron pipe; thence South 00 deg. 09' 00" West, a distance of 200.00 feet to an iron pipe; thence North 89 deg. 56' 00" West, a distance of 116.00 feet to the beginning and containing 0.245 acres of land, be the same more or less, but subject to all legal highways and easments of record as surveyed by Dennis G. Hensley, Registered Surveyor No. S-5962, May 1973.

Said Premises Appraised at $170,000.00 PREVIOUS APPRAISAL and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
