In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 1st Floor of the Courthouse, in the Magistrate John P. O'Neill's Courtroom, Courtroom C in Ravenna, in the above named County, on Monday, July 12, 2010, at 11:00 A.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Rootstown to-wit:

Situated in the Township of Rootstown, County of Portage and State of Ohio:

FIRST TRACT:

Being a portion of Block H of the Ravenna Building Company Allotment No. 2 as the same is recorded in Plat Book 4, Page 19 of the Portage County Records of Plats, and being all of Lot 12, part of Lot 11 and part of Block H, bounded and described as follows:

Beginning at an iron pipe at the Northwesterly corenr of Lot Number 12; thence East a distance of 130.00 feet to an iron pipe at the Northeasterly corner of said Lot Number 12; thence South 0 degrees 37 minutes East, a distance of 30.00 feet to an iron pipe at the Southeasterly corner of said Lot Number 12; thence West a distance of 30.00 feet to an iron pipe; thence South 0 degrees 37 minutes East, a distance of 70.00 feet to an iron pipe, said pipe being 40 feet South 0 degrees 37 minutes East from the South line of Lot Number 11; thence West a distance of 100.00 feet to an iron pipe in the Easterly line of Lane Avenue; thence North 0 degrees 37 minutes West, a distance of 100.00 feet to the place of beginning and containing 0.250 acres of land, more or less, as surveyed in June, 1964 by James W. Bowen, R. S. Number 4389.

SECOND TRACT:

Being a portion of land in Lot Number 20, Rootstown Township, Portage County and also being a portion of Ravenna Building Company Allotment No. 2, Block H, as the same is recorded in Plat Book 4, Page 19, bounded and described as follows:

Beginning at an iron pipe in the Easterly line of Lane Avenue at a point 195 feet Northerly from an iron pipe at the Southwesterly corner of said Block H; thence North 0 degrees 37 minutes West along said Easterly line of Lane Avenue, a distance of 65.00 feet to an iron pipe, said pipe being South 0 degrees 37 minutes East, 40 feet from the Southwest corner of Lot Number 11; thence East a distance of 100.00 feet to an iron pipe, said pipe being South 0 degrees 37 minutes East from the South line of Lot Number 11; thence South 0 degrees 37 minutes East, a distance of 65.00 feet to an iron pipe; thence West a distance of 100.00 feet to the place of beginning and containing 0.15 acres, more or less as surveyed in October, 1965 by James H. Bowen, R. S. Number 4389.

Said Premises Appraised at $70,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid is required from third party purchasers at the time of sale. Conveyance and Recording Fees are required from all bidders at the time of sale. The balance of the purchase price shall be paid within thirty (30) days after the date the confirmation is filed with the clerk.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
