Situated in the County of Portage, in the State of Ohio and in the Township of Shalersville and known as being a parcel of land located in Lot 78 of Shalersville Township, Portage County, Ohio, and being further described as follows:
Beginning at an iron pin found in the centerline of C.H. 164, known as Infirmary, at its intersection with the centerline of C.H. 204, Section B, and known as Webb Road, which is the true place of beginning for this description; thence South 0 degrees 15' East along the centerline of Infirmary Road, a distance of 410.94 feet to a railroad spike; thence South 89 degrees 45' West passing over an iron pipe set 30.00 feet at the side of road, a total distance of 263.05 feet to an iron pipe; thence North 0 degrees 15' West, passing over an iron pipe set 30.00 feet at side of Webb Road, a total distance of 325.72 feet to a railroad spike in the centerline of Webb Road; thence North 71 degrees 48' E., a distance of 276.52 feet to an iron pin at the true place of beginning and containing 2.224 acres of land, as surveyed in June of 1971 by C. B. Dodge and T. E. James, Registered Surveyors No. 1682 and 1431 of the State of Ohio, be the same more or less, but subject to all legal highways.
Said Premises Located at 8455 Infirmary Rd., Ravenna, OH 44266.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
