In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, May 24, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Situated in the City of Ravenna, County of Portage and State of Ohio:

Known as being a part of Township Lot 6 of the South Division of lots of Ravenna Township, bounded by beginning at the intersection of the East line of Oakwood Street with the South line of Jones Ave.; thence East 120' along the South line of Jones Avenue at an iron pipe to the Northeast corner of lands formerly owned by Browing Foundry Company, now U.S. Stoneware, Inc.; thence South parallel with Oakwood Street and along said Browing Foundry Company, now U.S. Stoneware Inc. land 105.8' to an iron pipe; thence West parallel with Jones Street 120' to the East line of Oakwood Street; thence North on the East side of Oakwood Street 105.8' to the place of beginning, containing 0.284 acres, more or less.

D. of lots of Ravenna Twp. bounded by beginning at an iron pipe in the East line of Oakwood Street 105.8' South of the South line of Jones Ave.; thence East parallel with the South line of Jones Avenue 120' to an iron pipe in the West line of lands formerly owned by the Browning Foundry Company, now U.S. Stoneware, Inc.; thence South parallel with Oakwood Street, 50'; thence West parallel with Jones Avenue 120' to the East line of Oakwood Street to an iron pipe; thence North along the East line of Oakwood Street to an iron pipe; thence North along the East line of Oakwood Street 50' to the place of beginning an containing 0.138 acres, more or less.

Said Premises Appraised at $110,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
