Situated in the Township of Rootstown, County of Portage, State of Ohio, is described as follows:
PARCEL 1:
And known as being part of Original Lot No. 34 of said township and being further described as follows:
Beginning at a point at the centerline intersection of Biltz Road (T.H. 102) 60 feet wide and Tallmadge Road (C.H. 18) 60 feet wide, said point also being on the North line of Lot 34; thence N. 85 deg. 26' 00" W., 164.53 feet along the centerline of Tallmadge Road and the North line of Lot 34 to a point at the Northeast corner of land now owned by William W. Tinsley as recorded in Deed Volume 1039, Page 271 of Portage County Records, said point also being the true place of beginning of the parcel of land herein described; thence S. 3 deg. 39' 47" W., 181.50 feet along the West line of said Tinsley's property and passing over a 1/2" iron pipe found 18" deep at 30.04 feet to a 5/8" iron pipe found 2" high at the Southwest corner of Tinsley's property and on the North line of a parcel of land now owned by Betty Ruben as recorded in Deed Volume 885, Page 74 of the Portage County Records; thence N. 84 deg. 12' 21" W., 6.00 feet along the North line of said property to a 1/2" iron pipe found 5" high at the Northeast corner of Ruben's property; thence S. 3 deg. 50' 00" W., 194.46 feet along the West line of said Ruben's property to a 1/2" iron pipe set flush with Cap No. 7122 at the Southwest corner of said Ruben property; thence N. 86 deg. 31' 00" W., 72.90 feet to a 1/2" iron pipe set 4" high with Cap No. 7122; thence N. 1 deg. 57' 42" E., 377.54 feet to the centerline of Tallmadge Road and North line of Lot 34 and passing over 1/2" iron pipes set with Cap No. 7122 at 183.83 feet and 347.50 feet; thence S. 86 deg. 26' 00" E., 89.55 feet along the centerline of Tallmadge Road and the North line of Lot 34 to the place of beginning and containing 0.700 acres of land as surveyed by Dan Stankavich, Professional Surveyor No. 7122 in July of 1988. Said parcel subject to all legal highways of record.
PARCEL 2:
Known as being a part of Lot 34 in said township and further described as follows:
Beginning at a point in the centerline of Biltz Road, said point being S. 3 degrees 30 minutes W., 181.50 feet measured along said centerline from the centerline of C.H. 18; thence continuing along the centerline of Biltz Road, S. 3 degrees 30 minutes W., 191.85 feet to a point; thence N. 86 degrees 30 minutes W., 171.00 feet to an iron pipe; thence N. 3 degrees 30 minutes E., 193.90 feet to an iron pipe; thence S. 85 degrees 38 minutes 40 seconds E., 171.00 feet to the place of beginning and containing 0.757 acres of land, be the same more or less, but subject to all legal highways.

Said Premises Appraised at $165,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
