In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 5, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Windham to-wit:

The land referred to in this policy is situated in the State of Ohio, County of Portage, City of Windham and described as follows:

An undivided one-half interest in the following described real estate:

Situated in the Township of Freedom, County of Portage and State of Ohio:

And known as being a part of Lot No. Thirty-five (35) in Freedom Township and bounded and described as follows:

Beginning at a point on the South line and in the center of the highway known as the Hudson-Brecksville Road S. R. #303, 230 feet North 88 deg. 13' 15" West from the Southeast corner of Lot No. 35; thence continuing along lot line and center of Highway North 88 deg. 13' 15" West, 165 feet to the Southeast corner of land of George M. and Gizella Paul; thence North 0 deg. 02' 95" West, 528.27 feet along Paul's West line to an iron pipe and passing over an iron pipe at 30 ft. to the side of the said highway; thence South 88 deg. 13' 15" East, 165 feet to an iron pipe; thence South 0 deg. 02' 05" East, 528.27 feet to the place of beginning and passing over an iron pipe at 30 feet at side of highway and containing 2.00 acres as surveyed October 5, 1948, by F. H. Swasey, Registered Surveyor No. 2154.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
