Situated in the Township of Suffield, County of Portage and State of Ohio:
Being part of Original Lot 25 of said township, being also part of a parcel of land deeded to H. Colin and Lisa M. Kunkle per Official Record Book 257, Page 492 of the Portage County Records, and being more fully described as follows:
Beginning at a 5/8" diameter iron pipe found at the Northeast corner of Lot 25, said pipe also being on the North line Suffield Township and also on the centerline Saxe Road, C.H. 79 (40 feet wide); thence N. 86 deg. 00' 00" W., 820.85 feet, along the North line of Suffield Township, the North line of Lot 25, and the centerline of Saxe Road to a point, said point also being the true point of beginning for the parcel of land herein described; thence S. 02 deg. 53' 20" W., 550.00 feet and passing over a rebar set at 20.00 feet, to a rebar set; thence N. 86 deg. 00' 00" W., 125.00 feet, to a rebar set on the East line of a parcel of land now or formerly owned by E. L. & J. A. Begue per Official Record Book 88, Page 755 of the Portage County Records; thence N. 02 deg. 53' 20" E., 550.00 feet, along Begue's East line and passing over a rebar set at 402.50 feet and a 1 1/2" diameter iron pipe found at 534.00 feet to a point at the Grantor's Northwest corner, said point also being on the North line of Suffield Township, the North line of Lot 25 and the centerline of Saxe Road; thence S. 86 deg. 00' 00" E., 125.00 feet, along the North line of Suffield Township the North line of Lot 25, and the centerline of Saxe Road, to the point of beginning and containing 1.578 acres of land, more or less, of which 0.057 acres are in the present road right of way of Saxe Road, as surveyed by Dan Stankavich, Professional Surveyor No. 7122, on May 6, 2000. Bearings for the above described parcel are based on the centerline bearing of Saxe Road per Official Record Book 257, Page 492 of the Portage County Records. All rebar set are 5/8" diameter x 30" long with I.D. Cap "Stankavich 7122".
Said Premises Located at 1450 Saxe Rd., Mogadore, OH 44260.
Said Premises Appraised at $125,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
