Beginning at a railroad spike found at the intersection of Brady Lake Road (C.H. 162, 40 foot R/W) and Reeves Avenue (T.H. 527, 40 foot R/W); thence along the centerline of Brady Lake Road North 71 deg. 16' 30" East, 156.43 feet to a point; thence South 18 deg. 16' 00" East, 155.84 feet to an iron pin set at the true place of beginning; thence North 65 deg. 21' 16" East, 70.77 feet to an iron pin set; thence South 13 deg. 31' 20" East, 129.55 feet to an iron pipe found on the North line of Clyde Allotment (P.B. 4, Page 11); thence South 71 deg. 00' 00" West along the North line of Clyde Allotment 59.62 feet to an iron pin set; thence North 18 deg. 16' 00" West, 122.00 feet to the true place of beginning, containing 0.1867 acres of land, more or less, as surveyed by James N. Conner, Registered Surveyor No. 4570, June, 1985.

Situated in the Township of Franklin, County of Portage and State of Ohio and known as being part of Township Lot No. 39 in said township and known as being the East 9.321 feet of Lot No. 2 and all of Lot Nos. 3 and 4 in the Clyde Allotment as platted, numbered and recorded in Plat Book 4, Page 11, Portage County Plat Records. Said lots together having a frontage of 89.321 feet on the North side of Davidson Avenue and extending Northerly a distance of approximately 103 feet, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
