In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 29, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Also known as being part of Original Ravenna Township Lot 6, South Division of Lots and more fully described as follows:

Beginning for a description of the parcel herein to be conveyed at an iron capped rebar found on the North right-of-way line of West Main Street (66 feet wide), said rebar being N. 87 deg. 25' 00" W., 196.00 feet from an iron rebar found at the intersection of said right-of-way line with the West right-of-way line of Hillcrest Street (50 feet wide); thence the following:

N. 87 deg. 25' 00" W., 98.00 feet continuing with said North right-of-way line of West Main Street to a No. 4 rebar, capped 6023 set, N. 2 deg. 45' 47" E., 250.00 feet along an East line of lands of Sovereign Bank (8/06/07) to a No. 4 rebar, capped 6023 set; S. 87 deg. 25' 00" E., 98.00 feet along a South right of way line of Park Avenue (50 feet wide) to a No. 5 iron rebar found; S. 2 deg. 45' 47" W., 250.00 feet along a West line of lands of Ravenna Retail One L.L.C. (3/17/04) to the true place of beginning. Containing 0.562 total acres of land, be the same more or less, but subject to all legal highways, easements, and limitations of record, as surveyed and determined from local records and monumentations in August, 2007, by Douglas E. Bedore, P.S. 6023, of Bedore Surveying. All bearings are to an assumed meridian, and are used to form angles only.

Said Premises Located at 1072 W. Main St., Ravenna, OH 44266.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
