In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 1, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage and State of Ohio, being part of Lot 30 in said city and bounded and described as follows:

Beginning at a 1" iron pin in a monument box found at the intersection of the centerlines of Hudson Road and Stinaff Street; thence N. 18 deg. 00' 00" W., a distance of 167.43 feet to a point; thence N. 83 deg. 58' 47" W., a distance of 32.84 feet to a point in the Westerly line of Hudson Road, at the Northwesterly corner of land now or formerly owned by W. C. and H. L. Barrett (Vol. 905, Pg. 315), which marks the true place of beginning for the following described parcel of land; thence continuing N. 83 deg. 58' 47" W., along the Northerly line of said Barrett; (passing over a 1" iron pipe found at 0.58 feet) and Northerly line of land now or formerly owned by K. L. and C. S. Pasko (Vol. 1133, Pg. 202); a distance of 256.74 feet to a 1/2" iron pipe found at the Southeasterly corner of land now or formerly owned by J. V. Thompson (Vol. 923, Pg. 795); thence N. 04 deg. 38' 51" W., along the Easterly line of said Thompson a distance of 54.78 feet to a 1" iron pipe found at the Southwesterly corner of land now or formerly owned by G. P. Beans (Vol. 813, Pg. 572); thence S. 84 deg. 13' 26" E., along the Southerly line of said Beans (passing over a 1" iron pipe found at 241.85 feet), a distance of 242.44 feet to a point in the Westerly line of Hudson Road; thence S. 18 deg. 00' 00" E., along the Westerly line of Hudson Road, a distance of 60.06 feet to the true place of beginning, containing 0.3116 acres of land, as surveyed and described August 2, 1999 by Rob A. Szuch, Registered Professional Surveyor No. 7288.

Said Premises Appraised at $120,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
