In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 1, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Situated in the City of Kent, County of Portage and State of Ohio and known as being part of Original Franklin Township Lot 30 and also known as being all of that parcel conveyed to W. L. Oberholtzer as recorded in Vol. 941, Pg. 999 and being more fully bounded and described as follows:

Beginning, for reference, at a 3/4" iron bar in the center line of Hudson Road at its intersection with the Northerly right of way line of Fairchild Avenue 60' R/W; thence North 65 deg. 56' 21" West, 254.48 feet, along the Northerly line of said Fairchild Ave., to the Southwest corner of a parcel conveyed to J. W. Huber (O.R. 72, Pg. 577) (witness a 1" iron pipe found 0.25' East and 0.15' South) and being the true place of beginning for the parcel hereinafter described; thence North 85 deg. 56' 21" West, 82.40 feet, continuing along the Northerly line of said Fairchild Ave., to a pipe w/cap "Wanchik" found at the Southeast corner of a parcel conveyed by K. H. or B. P. Bowers (200236223); thence North 22 deg. 12' 40" East, 163.20 feet, along Bowers East line to a pipe w/cap "Wanchik" found in the South line of a parcel conveyed to E. & P. Snyder; thence South 65 deg. 18' 02" East, 83.52 feet, along the Southerly line of said Snyder parcel to a 5/8" rebar with cap "Szuch" found at the Northeast corner of the aforementioned Huber parcel; thence South 22 deg. 35' 38" West, 162.24 along the Westerly line thereof, to the true place of beginning and containing 0.310 acres of land, more or less as determined by a survey made by Stephen P. Campbell, Professional Land Surveyor No. 7330 in September 2004. Be the same more or less, but subject to all legal highways. The bearings used to prepare this description are based on North 65 deg. 56' 21" West as the Northerly line of said Fairchild Ave. as shown in Image Number 200236223. A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
