In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 1, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Situated in the Township of Mantua, County of Portage and State of Ohio and known as being part of Lot No. 35, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin found at the intersection of the North line of said Lot No. 35 with the centerline fo the Ravenna-Painesville Road (now known as S.R. 44); thence South 7 deg. 22' 40" West, for a distance of 430.53 feet along the centerline of said S.R. 44 to an iron pin which marks the centerline of a 50' street; thence South 7 deg. 22' 40" West for a distance of 430.53 feet along the centerline of said S.R. 44 to an iron pin which marks the centerline of a 50' street; thence South 85 deg. 32' 20" East (along the centerline of the 50' street) for a distance of 1,754.25 feet to a point (said point being North 85 deg. 32' 30" West, a distance of 25.01 feet from an iron pipe found at the intersection of said 50' street with a proposed 50' street running South 2 deg. 31' 40" West; thence South 2 deg. 31' 40" West for a distance of 25.01 feet to an iron pipe which marks the true place of beginning of the following described parcel of land; thence continuing South 2 deg. 30' 40" West along the Westerly side of the proposed 50' street for a distance of 300.00 feet to an iron pipe; thence North 85 deg. 32' 20" West for a distance of 150.00 feet to an iron pipe; thence North 2 deg. 31' 40" East for a distance of 300.00 feet to an iron pipe set in the South line of said 50' street; thence South 85 deg. 32' 20" East along the South line of the said 50' street for a distance of 150.00 feet to the true place of beginning, containing 1.032 acres of land as surveyed by Lucius F. Converse, Serial No. 1199, June 1954. Be the same more or less, but subject to all legal highways.

Beginning at an iron pin found at the intersection of the North line of said Lot No. 35 with the centerline of the Ravenna-Painesville Road (now known as S.R. 44); thence South 7 deg. 22' 40" West for a distance of 430.53 feet along the centerline of said S.R. 44 to an iron pin which marks the centerline of a 50' street; thence South 85 deg. 32' 20" East (along the centerline of the 50' street) for a distance of 1,604.25 feet to a point, (said piont being North 85 deg. 32' 30" West, a distance of 175.01 feet from an iron pipe found at the centerline of a proposed street 50' wide running South 2 deg. 31' 40" West); thence South 2 deg. 31' 40" West for a distance of 25.01 feet to an iron pipe which marks the true place of beginning of the following described parcel of land (this point is at the Northwest corner of a 1.032 acre parcel of land situated at the Southwest corner of the intersection of two 50' streets); thence continuing South 2 deg. 31' 40" West along the Westerly side of said 1.032 acre parcel of land for a distance of 300.00 feet to an iron pipe; thence North 85 deg. 32' 20" West for a distance of 150.00 feet to an iron pipe; thence North 2 deg. 31' 40" East for a distance of 300.00 feet to an iron pipe set in the South line of a 50' street; thence South 85 deg. 32' 20" East along the South line of said 50' street for a distance of 150.00 feet to the true place of beginning containing 1.032 acres of land as surveyed by Lucius F. Converse, Serial No. 1199, June 1952. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
