In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 1, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

And known as being part of Original Ravenna Township Lot 61 South Division and further known as part of a so-called eight acre Lot No. 7 and further described as follows:

Beginning at an iron pipe in the Easterly line of Sycamore Street 60 feet wide, South 0 deg. 38' West, a distance of 752.88 feet as measured along the said Easterly line from a marked stone found at the Southwest corner of Village Lot No. 183 in the original plat as the same is numbered and recorded in Deed Book 1, Page 86; this beginning point is also situated at the Southwest corner of lands now or formerly owned by W. E. Zwilling (935/751); thence along the Southerly line of said W. E. Zwilling South 86 deg. 59' 30" East, a distance of 180.64 feet to an iron pipe at the Southwest corner of said W. E. Zwilling; thence South 02 deg. 38' West, a distance of 83.61 feet to a point at the Grantor's Southwest corner, a bent iron rod was found about 1.3 feet and about 0.3 feet East of said point; thence along the Grantor's Southerly line North 86 deg. 59' 30" West, a distance of 180.64 feet to a point in the Easterly line of Sycamore Street and passing over an iron pipe found at a distance of 0.22 feet from said point; thence along the Easterly line of Sycamore Street North 02 deg. 38' East, a distance of 63.61 feet to the beginning and containing 0.264 acres of land, be the same more or less, but subject to all legal highways as surveyed in June 1987 by Don Trocchio, Registered Surveyor No. 6445.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
