In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 22, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot No. Thirty-five (35) in the South division of lots in said township, bounded and described as follows:

Being all of Lots Nos. 106 and 107 in Charles H. Bostwick's Subdivision of said lot, as the same is platted, numbered and recorded in Volume 62, Page 127 of Portage County Records of Deeds, excepting a strip of land 22.91 feet wide off the North end of Lot 107. Also a parcel of land 13.41 feet wide added to the North end of Lot No. 106 and bounded and described as follows:

Beginning at the Northeast corner of said Lot No. 106; thence North 35 deg. 30' East, 13.41 feet to an iron pin; thence North 63 deg. West parallel with the North line of Lot No. 106, a distance of 66 feet to an iron pin; thence South 23 deg. 30' West, 13.41 feet to the Northwest corner of Lot 106; thence South 63 deg. East in the North line of Lot 106, a distance of 66 feet to the place of beginning and containing within said boundaries 0.0203 of an acre of land. Said last parcel being what was formerly shown as an alley on said plat, reference Volume 383, Page 112. Be the same more or less, but subject to all legal highways.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
