Situated in the State of Ohio, County of Portage and the Township of Windham and known as being part of Windham Township Lot 56 also known as being all of that parcel of land now or formerly owned by A. M. Gorby as recorded in Portage County Instrument No. 200128041 and being further bounded and described as follows, to wit:
Beginning at a monument found at the Southeast corner of said Lot 56 which is also the centerline intersection of West Center Street (State Route 303) 60 feet wide and North Main Street 66 feet wide; thence South 89 degrees 20 minutes 00 seconds West, along the centerline of said West Center Street, a distance of 153.50 feet; thence North 00 degrees 13 minutes 01 seconds West, a distance of 30.00 feet to a 1 1/2 inch iron pipe found on the North right-of-way line of said West Center Street and being the true place of begininng for the parcel of land herein described; thence South 89 degrees 20 minutes 00 seconds West along the North right-of-way line of said West Center Street, a distance of 75.55 feet to a 1 1/2 inch iron pipe found at the Southeast corner of a parcel of land now or formerly owned by T. J. and K. D. Denvir as recorded in Deed Volume 974, Page 64 of Portage County Records; thence North 00 degrees 13 minutes 01 seconds West, along said Denvir's East line, a distance of 72.00 feet to a Southwest corner of a parcel of land now or formerly owned by G. K. and A. G. Angel as recorded in Deed Volume 805, Page 259 of Portage County Records, witness a 3/4 inch iron bar found 0.71 feet North and 0.75 feet East; thence North 89 degrees 20 minutes 00 seconds East, along said Angel's South line a distance of 75.55 feet to said Angel's corner, witness a 3/4 inch iron bar found 0.14 feet South and 0.30 feet East; thence South 00 degrees 13 minutes 01 seconds East, along said Angel's West line, a distance of 72.00 feet to the true place of beginning and containing 0.125 acres of land more or less, of which 0.0000 acres is with the public right of way as determined by a survey performed by Vaughn R. Kuchenbecker, P.L.S. No. 7797 of Campbell and Associates, Inc., in July of 2003. The bearings used for this description are based on South 89 degrees 20 minutes 00 seconds West as the centerline of West Center Street and is the same bearing shown on Deed Volume 805, Page 259.
Said Premises Located at 9461 West Center St., Windham, OH 44288.
Said Premises Appraised at $58,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
