In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 8, 2010, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

Beginning at an iron pipe found at the intersection of the centerlines of C.H. 281, known as the Allyn Road, and T.H. 279 known as Bennett Road; thence N. 0 deg. 39' 50" W., along the center line of T.H. 279, a distance of 930.87 ft. to a point; thence N. 89 deg. 20' 10" E., passing over an iron pipe set 30 ft. from the centerline, a distance of 238.00 ft. to an iron pin; thence S. 0 deg. 39' 50" E., and parallel to T.H. 279 and passing over an iron pin set 31.27 ft. from the centerline of C.H. 281, a distance of 861.55 ft. to a point; thence S. 72 deg. 58' W., along the centerline of C.H. 281, 245.97 ft. to the place of beginning and containing 4.885 acres of land as surveyed by Paul C. Shafer, County Engineer.

Beginning at an iron pin found marking the intersection of the centerlines of Allyn Road and Tilden Road; thence N. 0 deg. 39' 54" W., along the centerline of Tilden Road, 469.84 ft. to a point, the true point of beginning for the following described premises; thence N. 0 deg. 39' 54" W., along the centerline, 461.37 ft. to a point; thence N. 89 deg. 21' 56" E., passing over an existing iron pipe at 30.00 ft., a total distance of 236.08 ft. to an existing iron pipe; thence S. 0 deg. 39' 13" E., 461.37 ft. to an iron pipe; thence S. 89 deg. 21' 58" W., passing over an iron pipe at 205.99 ft., a total distance of 235.99 ft. to the true place of beginning and containing 2.500 acres of land as surveyed in March 1993 by Donald D. Harvey, Registered Surveyor No. 4112.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
