Situated in the City of Aurora, County of Portage and State of Ohio, and known as being part of Original Aurora Township Lot No. 11 and known as being Unit No. 98, in the Reserves of Aurora Condominium (the "Unit"), Phase No. XXXI whose drawings are recorded in volume of condominium maps, Pages 2004-21 of Portage County Records, and as further described by the declaration of condominium ownership and bylaws attached thereto recorded in Volume 184, Page 521, of Portage County Records together with the undivided interest in and to all the common areas and facilities appurtenant to said unit as set forth in the declaration on condominium ownerhip, as the same may be amended from time to time, which percentage shall automatically change in accordance with the amendments to the declaration as the same are filed of record pursuant to the provisions of said amendments and will attach to the common areas and facilities in the percentages set forth in such amendments to the declaration, which percentages shall automatically be deemed to be conveyed effective on the recording of each such amendments to the declaration as though conveyed hereby, be the same more or less, but subject to all legal highways.
Said Premises Located at 443 Shadow Brook Circle, Aurora, OH 44202.
Said Premises Appraised at $260,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
