Situated in the Township of Deerfield, County of Portage and State of Ohio:
Being a part of Lot No. 34, Deerfield Township and described as follows:
Beginning at an iron pipe in the intersection of the centerline of C.H. 56 known as the Deerfield South Road; thence N. 89 57' W., along the centerline of C.H. a distance of 1454.16 feet to a point; thence S. 0 deg. 03' W., along the East line of a 30 foot drive and passing over an iron pipe found 20 feet from the centerline of C.H. 56, a distance of 494.50 feet to a point in the Southeast corner of said 30 foot drive; thence N. 89 deg. 57' W., along the South line of said 30 foot drive passing over an iron pipe set at the Northeast corner of a 25 foot drive a distance of 282.88 feet to a point in the centerline of said 25 foot drive; thence S. 0 deg. 03' W., along the centerline of said 25 foot drive, a distance of 222.16 feet to a point in the intersection of the centerline of said 25 foot drive and 20 foot walk which point is the true place of beginning; thence S. 89 deg. 57' E., along the centerline of said 20 foot walk, a distance of 143.44 feet to a point in the United States Government taking line; thence S. 4 deg. 48' W., along the United States Government taking line and passing over an iron pipe set in the intersection of the United States Government taking line with the South line of said 20 foot walk, a distance of 70.25 feet to an iron pipe at the Southeast corner of said lot; thence N. 89 deg. 57' W., passing over an iron pipe set 12.50 feet from the centerline of said 25 foot drive a distance of 137.62 feet to a point in said centerline; thence N. 0 deg. 03' E., along said centerline a distance of 70 feet to the true place of beginning, containing 0.226 acres of land, be the same more or less, but subject to all legal highways. Ingress and egress to the above mentioned parcel shall be over a 30 foot drive across the property fomrerly owned by Dennis H. & Bessie M. Wagner from C.H. 56 and also over a 15 foot private drive surveyed and staked out over the property formerly owned by W. S. Timmons, said private drive to constitute a perpetual easement over this parcel and all other parcels of said Timmons' land for the use of all owners thereof; also a 20 foot walk from said 25 foot drive to the government property the North line of said 30 foot drive, which walk shall constitute a perpetual easement for the use of all owners of the W. S. Timmons' land, as the rights of ingress and egress are more particularly described in Volume 422, Pages 11-12 of the Portage County Deed Records.
Said Premises Located at 594 Timmons Rd., Deerfield, OH 44411.
Said Premises Appraised at $190,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
