Situated in Lot 52, Nelson Township, Portage County, Ohio and bounded and described as follows:
Beginning at the intersection of the centerline of Fenstermaker Road (TH-307) and Warren-Burton Road (USR 422); thence N. 47 deg. 35' 30" W., along the centerline of USR-422, 69.15 feet to a point; thence N. 54 deg. 30' 30" E., passing over an iron pipe at 86.65 feet a total distance of 384.14 feet to an iron pipe; thence N. 44 deg. 16' 20" E., 140.75 feet to an iron pipe; thence S. 45 deg. 44' 14" E., 335.51 feet to an iron pipe; thence S. 67 deg. 38' 08" W., along the Grantors Easterly line, 77.73 feet to an iron pipe; thence S. 54 deg. 30' 50' W., along the Grantors Easterly line, passing over an iron pipe at 357.69 feet, a total distance of 443.81 feet to a point in the centerline of USR 422; thence N. 47 deg. 53' 12" W., along said centerline 225.12 feet to the point of beginning and containing 3.500 acres of land as surveyed in November 1997 by Donald D. Harvey, Registered Surveyor #411.
Said Premises Located at 12536 State Route 422, Southington, OH.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
