Situated in the State of Ohio, County of Portage and the Township of Palmyra:
Being part of Lot 4 Division 1 in said township. Beginning for commencement at the Northeast corner of Lot RT 53 as platted in Plat 94-9 said point being the true place of beginning for the property herein described. The property owned by W. and S. M. Lohr in Deed Volume 1000, Page 633; thence N. 89 deg. 58' 10" E., along the South property line of the township cemetery, a distance of 217.14 feet to a point; thence turning S. 00 deg. 01' 50" W., along the West property line of M. H. Nemenz, Deed Volume O.R. 585, Page 582, a distance of 99.00 feet to a point; thence turning S. 89 deg. 58' 10" W., along the North line of property owned by S. or E. Greathouse, Deed Volume O.R. 175, Page 340, a distance of 217.14 feet to a point; thence turning N. 00 deg. 01' 50" E., along the East line of Lot RT 53 Plat 94-9, a distance of 99.00 feet back to the true place of beginning. Containing 0.4935 acres of land more or less and excepting all legal highways and easements of record. Surveyed from records to correct the prior survey by Terrence L. Pearson, P.S. #7305 in June 2001. The basis of bearing S. 89 deg. 58' 10" W. was taken from Plat 94-9.
Said Premises Located at 4100 State Route 225, Diamond, OH 44412.
Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
