A parcel of land situated in the Township of Suffield, County of Portage and State of Ohio which is part of a parcel of land recorded in the names of Michael T. Dauginits (sic) and Jennifer J. Dauginits (sic) (husband and wife), recorded in Deed Volume 1160, Page 680, Portage County Record of Deeds and known as being a part of Lot Number 34 in said township and more fully described as follows:
Beginning at a point in the center line of Randolph Road, C. H. 10-A (formerly Mogadore-East Road State Route Number 526) a street 60 feet in width where said center line intersects with the Westerly lot line of said Lot Number 34; thence Southeasterly along the center line of said Randolph Road, S. 30 deg. 14' 00" E. (deed bearing) 433.45 feet to a point of curvature in said road; thence continuing along the center line of said Randolph Road and along the arc of a circle curving to the left with a central angle of 29 deg. 30' 00", radius of 1027.17 feet, chord of 523.04 feet and chord bearing S. 44 deg. 59' 00" E., and an arc length of 528.86 feet to a point of tangent; thence continuing along the center line of Randolph Road S. 59 deg. 44' 00" E., 168.50 feet to a point and true place of beginning for the parcel of land herein described; thence Southwesterly S. 23 deg. 16' 00" W., 487.02 feet to a 5/8 inch bar/cap (Lambacher #5434) set, and passing over a 5/8 inch bar/cap (Lambacher #5434) set on the Southerly right of way line of said Randolph Road S. 23 deg. 16' 00" W., 30.23 feet from said center line point; thence Southeasterly S. 73 deg. 44' 00" E., 220.52 feet to an iron pipe found and used; thence Northeasterly N. 16 deg. 19' 30" E., 221.81 feet to a 5/8 inch bar/cap (Lambacher #5434) set; thence Northwesterly along a new division line N. 61 deg. 59' 24" W., 172.66 feet to a 5/8 inch bar/cap (Lambacher #5434) set; thence Northeasterly along a new division line N. 23 deg. 16' 00" E., 223.23 feet to a point in the center line of said Randolph Road and passing over a drill hole set in the concrete driveway on the Southerly right of way line of said road S. 23 deg. 16' 00" W., 30.23 feet from said center line point; thence Northwesterly along the center line of said Randolph Road N. 59 deg. 44' 00" W., 20.15 feet to a point and true place of beginning for the parcel of land herein described and containing 1.2440 acres of land be it more or less and subject to all easements, restrictions, reservations and highways of record. Surveyed March 23, 1997, by Edward F. Lambacher, Registered Surveyor in the State of Ohio, Registration Number 5434.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
