In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 7, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Kent to-wit:

Beginning at an iron pin in the center of Franklin Avenue at the intersection of Franklin Avenue and Cherry Street; thence South 3 deg. 19' 00" West, 420.73 feet along the centerline of Franklin Avenue to an iron pin; thence South 1 deg. 52' West, a distance of 106.48 feet measured along the centerline of the Kent-Uniontown Road (Franklin Avenue) to an iron pin in the center of a culvert; thence South 4 deg. 32' West, a distance of 292.19 feet measured along the center of the Kent-Uniontown Road; thence South 4 deg. 32' West, 80 feet to a point; thence North 85 deg. 12' West, a distance of 180.00 feet to an iron pipe; thence North 4 deg. 32' East, 80 feet to an iron pipe; thence South 85 deg. 12' East, 180 feet to the place of beginning and containing 0.33 of an acre for land. Iron pipes at 30 feet at side of road. As surveyed May 28, 1949 by F. W. Elgin, Registered Surveyor No. 3232.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
