In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, December 7, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Suffield to-wit:

Known as being part of Original Township Lot 42 and further bounded and described as follows:

Beginning at an iron pin set at the Southwest corner of Sublot 8 of the Wingfoot Acres Allotment, as recorded in Volume 19, Pages 71 & 72 of the Portage County Records of Plats, said iron pin being the true place of beginning of this description; thence on the arc of the turnaround circle of Hutchison Drive, curving Northwesterly having a central angle of 95 degrees 31' 30", radius 60.00 feet an arc length of 100.00 feet to an iron pin; chord bearing North 74 degrees 48' 08" West, chord distance 88.54 feet to an iron pin; thence North 32 degrees 33' 53" West, a distance of 100.00 feet to an iron pin; thence North 58 degrees 41' 10" West, a distance of 706.74 feet to an iron pin; thence South 87 degrees 13' 23" East on the South land owned by Camelia Eyro as recorded in Volume 433, Page 226 of the Portage County Record of Deeds, a distance of 766.89 feet to an iron pin set at the Northwest corner, Sublot 8 of said Wingfoot Acres Allotment; thence South 2 degrees 57' 35" West on the West line of said Sublot 8 and the West line of said Wingfoot Acres Allotment, a distance of 438.33 feet to the true place of beginning of this description and containing 3.08 acres of land, more or less, subject to all legal highways, restrictions and easements of record, if any, as surveyed by R. E. Parks, Registered Surveyor Number 4179, March 1972.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
