In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 23, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Beginning at a point in the Northerly line of said Lot 10 at the intersection of the centerline of C.H. 163 Lovers Lane and C.H. 171, Cleveland Road; thence S. 43 degrees 18' 00" E., along the centerline of C.H. 171, a distance of 210.00 feet to a point at the Northeasterly corner of land now or formerly owned by L. & H. Kunar which marks the true place of beginning for the following described parcel of land; thence continuing S. 43 degrees 18' 00" E., along the centerline of C.H 171, a distance of 165.17 feet to a point; thence S. 45 degrees 08' W., a distance of 1152.45 feet to a point in the Westerly line of Lot 10, South Division; thence N. 01 degree 20' 00" E., along the Westerly line of said Lot 10, a distance of 174.00 feet to a point in an Easterly line of the aforementioned Kunar; thence N. 41 degrees 24' 30" E., a distance of 833.53 feet to a point in a Northerly line of said Kunar; thence N. 43 degrees 18' 00" W., a distance of 20.00 feet to an Easterly line of said Kunar; thence N. 53 degrees 35' 00" E., along said Easterly line of Kunar, a distance of 201.25 feet to the true place of beginning, containing 3.807 acres of land, more or less, as surveyed by Albert Szuch, Reg. Sur. No. 5398, September 14, 1976.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
