In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, November 23, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Nelson to-wit:

Situated in the Township of Nelson, County of Portage, and State of Ohio:

And known as being part of Lot No. 16 in Nelson Township and further described as follows:

Beginning in the centerline of Hopkins Road at the Grantee's Northeast corner and being North 1 deg. 15' West 861.00 feet from an iron pipe at the intersection of said road centerline with the South line of Lot No 16; thence South 88 deg. 45' West 230.00 feet to the Grantee's Northwest corner; thence North 1 deg. 15' West 478.27 feet to an iron pipe in the Grantor's North line; thence South 89 deg. 49' East 230.07 feet along said North line to an iron pipe in the centerline of Hopkins Road and passing over an iron pipe 30.01 feet from the road center; thence South 1 deg. 15' East 472.51 feet along the centerline of Hopkins Road to the beginning. Containing 2.510 acres of land, as surveyed in June, 1978 by David J. Collier, Registered Surveyor No. 4819, be the same more or less, but subject to all legal highways.

Beginning at a point in the centerline of Hopkins Road and being North 1 deg. 15' West 1233.51 feet from an iron pipe at the intersection of said road centerline with the South line of Lot 16; thence North 89 deg. 49' West 230.07 feet to the Grantor's West line; thence North 1 deg. 15' West 100.00 feet to an iron pipe at the Grantor's Northwest corner; thence South 89 deg. 49' East 230.07 feet along the Grantor's North line to an iron pipe in the centerline of Hopkins Road; thence South 1 deg. 15' East 100.00 feet along the centerline of Hopkins Road to the beginning. Containing 0.528 of an acre of land, be the same more or less but subject to all legal highways. As surveyed by David J. Collier, Registered Surveyor No. 4819 on July 15, 1980.

Situated in the Township of Nelson, County of Portage and State of Ohio:

And known as being part of Lot No. 16, township, county and state aforesaid and more particularly described as follows:

Beginning at an iron pin found at the centerline intersection of Hopkins Road (Highway No. 250) and Pierce Road (Highway No. 292). The centerline of Pierce Road is also the South line of said Lot No. 16; thence North 1 deg. 15' West along the centerline of Hopkins Road for a distance of 761.00 feet to the iron pin which marks the true place of beginning of the following described parcel of land; thence South 88 deg. 45' West for a distance of 230.00 feet to an iron pin at the Southwest corner of a 0.528 acre parcel of land; thence North 01 deg. 15' West for a distance of 100.00 feet to an iron pin; thence North 88 deg. 45' East for a distance of 230.00 feet to an iron pin in the centerline of Hopkins Road; thence South 01 deg. 15' East along the centerline of Hopkins Road for a distance of 100.00 feet to the true place of beginning and found to contain 0.528 acres of land as surveyed by Lucius F. Converse, C.B. Registered Surveyor No. 1199 in April, 1967, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
