Situated in the Township of Rootstown, County of Portage and State of Ohio, is described as follows:
Situated in the Township of Rootstown, County of Portage and State of Ohio and known as being part of Lot 39 in said township, and being the Easterly part of a parcel of land conveyed to G. L. and A. M. Biltz as recorded in Deed Vol. 965, Pg. 244 of Portage County Records and being further bounded and desribed as follows:
Beginning at an iron pipe found at the Southeasterly corner of said Lot 39, being in the centerline of Biltz Road, T.H. 102 (60 feet wide); thence Northerly along the Easterly line of Lot 39 and centerline of Biltz Road, North 00 deg. 09' 10" West, a distance of 1010.61 feet to the true place of beginning for the parcel of land herein described, said point being the Southeast corner of land conveyed to Biltz as aforesaid; thence Westerly along the South line of said Biltz's land and passing through a 1/2 inch iron pipe found at 32.11 feet from said lot line North 88 deg. 27' 13" West, a distance of 186.88 feet to a 1/2 inch iron pin w/cap (#7280); thence Northerly, North 00 deg. 09' 10" West, a distance of 60.16 feet to a 1/2 inch iron pin w/cap (#7280); thence Northwesterly, North 77 deg. 13' 37" West, a distance of 174.07 feet to a 1/2 inch iron pin w/cap (#7280); thence Northerly North 00 deg. 09' 10" West, a distance of 125.95 feet to a 1/2 inch iron pin w/cap (#7280) on the North line of said Biltz's land; thence Easterly along the North line of Biltz's land (and passing 0.43 feet South of a 3/4 inch iron pipe found 33.10 feet Westerly from said lot line), South 88 deg. 27' 07" East, a distance of 356.62 feet to a point in the Easterly line of said Lot 39; thence Southerly along the Easterly line of Lot 39 and centerline of Biltz Road, South 00 deg. 09' 10" East, a distance of 220.00 feet to the place of beginning and containing 1.50004 acres of land, more or less, as surveyed July 1993 by Mark D. Wilkerson, Registered Surveyor No. 7280. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
