Being part of Lot No. 31, Franklin Township and beginning for commencement at the Southwest corner of Sublot No. 1261 of the Arighi First Addition to the Village of Kent, Plat Book 3, Page 21; thence North 68 deg. 57' 00" East, along the South line of Sublot No. 1261 in the Arighi First Addition to the Village of Kent, Plat Book 3, Page 21, a distance of 23.21 feet to an iron pipe found; and the true place of beginning for the property herein described; thence North 68 deg. 57' 00" East, continuing along the South line of Sublot No. 1261 in the Arighi First Addition to the Village of Kent, Plat Book 3, Page 21, a distance of 75.00 feet to a capped rebar set; thence turning South 00 deg. 27' 50" East along the West line of W. A. Sykes, Deed Volume 1104, Page 151, a distance of 155.00 feet to an iron pipe found; thence turning South 68 deg. 57' 00" West along the North right-of-way line of Lake Street, a distance of 75.00 feet to an iron pipe found; thence North 00 deg. 27' 50" West along the East line of V. T. or C. R. Bachtel, Deed 200311144, a distance of 155.00 feet back to the true place of beginning. The area contained in the property is 0.2498 acres of land more or less. The basis of bearing is to an assumed meridian and denotes angles only. The survey was performed by Terrence L. Pearson, P.S. 7305 in May of 2005. The property being conveyed is held in fee title by H. Markham, O.R.V. 134, Page 334.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
