And known as being part of Lot 10, beginning at a 1/2" rod found at the intersection of the Northwesterly corner of said Lot 10 and the centerline of T.H. 247, Mantua Center Road; thence South 00 deg. 15' and 00" East along the Westerly line of said Lot 10 and the centerline of T.H. 247, a distance of 2,552.85 feet to a point in the center of Black Brook Ditch at the Southwesterly corner of land now or formerly owned by James A. & Betty Jane Totten (Volume 938, Page 437) which marks the true place of beginning for the following described parcel of land); thence North 68 deg. 59' 00" East, along the Southerly line of said now or formerly Totten and the center of Black Brook Ditch, a distance of 549.35 feet to a point; thence South 00 deg. 01' 47" East (passing over a 5/8" iron rod set at 18.55 feet a distance of 520.46 feet to a 5/8" iron rod set in the Northerly line of land now or formerly owned by Ronald A. Bognar (Parcel 1, Volume 1072, Page 453); thence South 89 deg. 10' 19" West, along the Northerly line of said Bognar (Parcel 1, Volume 1071, Page 453) (passing over a 5/8" iron rod set at 471.67 feet), a distance of 511.67 feet to a point in the Westerly line of Lot 10 and centerline of T.H. 247; thence North 00 deg. 15' 00" West, along the Westerly line of said Lot 10 and centerline of T.H. 247, a distance of 329.65 feet to the true place of beginning, containing 5.00 acres of land, more or less, as surveyed November 7, 1988 by Al Szuch & Associates, Registered Professional Surveyor No. 5398, be the same more or less, but subject to all legal highways.
