Situated in the Township of Nelson, County of Portage and State of Ohio:
And known as being part of Lot No. 20, township, county and state aforesaid and more particularly described as follows:
Beginning at a point marked by an iron pipe in the North line of said Lot No. 20, a distance of 180.50 feet North 89 deg. 45' West from the Northeast corner of said Lot No. 20; this beginning point is also in the West line of the public square; thence South 0 deg. 09' East along the West side of the public square for a distance of 180.50 feet to an iron pipe at the Southwest corner of the public square; thence South 89 degrees 45' East along the South side of said public square; for a distance of 15.00 feet to an iron pipe; thence South 1 deg. 37' West, for a distance of 191.97 feet to an iron pipe; thence South 89 deg. 19' West for a distance of 85.93 feet to an iron pipe; thence North 1 deg. 00' East for a distance of 373.87 feet to an iron pipe in the North line of said Lot No. 20; thence South 89 deg. 45' East along the North line of said Lot No. 20 for a distance of 69.35 feet to the place of beginning and found to contain 0.679 acres of land as surveyed by Lucius F. Converse, Serial No. 1199, in March 1953, be the same more or less, but subject to all legal highways.
Said Premises Located at 11653 Parkman Road, Garrettsville, OH 44231.
Said Premises Appraised at $73,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
