In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, September 14, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Brimfield to-wit:

Being part of Lot 24 in said township and further described as follows:

Beginning at a point in the centerlines of Edson Road, (T.H. 90) said point being North 48 deg. 17' East, a distance of 142.65 feet from the intersection of the centerline of said Edson Road with the Easterly line of Brimfield Estates as recorded in Plat Book 5, Page 42 of the Portage County Records; thence North 48 deg. 17' East, along the centerline of said Edson Road, a distance of 102.05 feet to a point and the Northwesterly corner of land now or formerly owned by Don E. & Carolene Phillips; thence South 30 deg. 12' East, along the Westerly line of said Phillips land, and passing over an iron pipe found at 30.62 feet, a distance of 200.62 feet to an iron pin; thence South 48 deg. 17' West, a distance of 102.05 feet to an iron pin; thence North 30 deg. 12' West and passing over an iron pin at 170.00 feet, as distance of 200.62 feet to a point and the true place of beginning and containing therein 0.461 acres of land as surveyed in November, 1975 by Jerry W. Daniel, Registered Surveyor No. 6222.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
