Situated in the State of Ohio, County of Portage, Township of Ravenna, being part of Lot 43, South Division in said township and bounded and described as follows:
Beginning at a 1" iron rod found in a monument box in the Northerly line of said Lot 43 at the intersection of the centerline of C.H. 162, Brady Lake Road and S. R. 59, Ravenna-Kent Road; thence N. 88 deg. 00' 00" W., along the Northerly line of said Lot 43 and centerline of S.R. 59, a distance of 431.03 feet to a point at the Northwesterly corner of land now or formerly owned by Enned or Eugene Stambaugh (Vol. 706, Pg. 286 & Vol. 995, Pg. 1030) which marks the true place of beginning for the following described parcel of land; thence S. 02 deg. 21' 55" W., along the Westerly line of said Stambaugh (passing over a 5/8" iron rod set at 40.00 feet and passing over a 1/2" iron pipe found at 360.98 feet) a distance of 364.60 feet to a point in the Northerly line of Conrail (formerly Pennsylvania Railroad); thence N. 63 deg. 48' 56" W., along the Northerly line of said Conrail, a distance of 127.02 feet to a point at the Southeasterly corner of land now or formerly owned by F. J. Jr. & J. M. Platz (Vol. 925, Pg. 443); thence N. 2 deg. 02' 02" E., along the Easterly line of said Platz (passing over a square iron bolt found at 4.71 feet and passing over a 2" iron pipe found at 272.52 feet), a distance of 312.55 feet to a point in the Northerly line of Lot 43, South Division and centerline of S. R. 59; thence S. 88 deg. 00' 00" E., along the Northerly line of said Lot 43 and centerline of S. R. 59, a distance of 118.01 feet to the true place of beginning, containing 0.910 acres of land, more or less, as surveyed July 29, 1985 by Al Szuch & Associates, Registered Surveyor Number 5398. Be the same more or less, but subject to all legal highways.

Said Premises Appraised at $75,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
