In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, July 27, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Known as being a part of Lot No. 22 in said township bounded by commencing at the Southwest corner of land owned by Frank Kohler now owned by E and H Pfafh said point is North 258.6 feet from intersection of S.R. 82 and Mantua center road; thence East to the West line of land owned by F.C. Pierce and now owned by Nellie Cook about 13 rods (214.5 feet); thence South on the West line of said Pierce, now Cook land 15 rods and 16 links (258.6 feet) to the center of the East and West center road, S.R. 82, Twinsburg-Warren Road; thence West in the center of said road 214.5 feet to the North and South road, T.H. 247, Mantua-Center Road; thence North on the East side of the North and South road about 15 rods and 16 links (258.6 feet) to the place of beginning and supposed to contain about 173 rods of land and is shown on the auditor's duplicate as being Subdivision No. 23 of original Lot No. 22 containing 1.08 acres.

Being the same fee simple property conveyed by general warranty deed from James Bradford Turner and Stacy Schultz Turner, Husband and Wife to Anna L. Piniewski and Gerald G. Piniewski, joint tenants, dated 08/28/2007 recorded on 08/30/2007 in Instrument No. 200719548, in Portage County Records, State of OH.

Said Premises Located at 4103 State Route 82, Manuta, OH 44255.

Said Premises Appraised at $178,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
