In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 29, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

Situated in the Township of Ravenna, County of Portage and State of Ohio:

And known as being part of Township Lot 4 in the North Division of Lots in Ravenna Township and further described as follows:

Beginning at the intersection of Lake Rockwell-East, C.H. 154 and Infirmary-Blackbrook, C.H. 164, Roads; thence W. 570.00 feet along the centerline of Lake Rockwell-East, C.H. 154 to a point and the place of beginning of the following parcel; thence continuing along the centerline of said road, W. 100.00 feet to a point; thence S. 165.00 feet to an iron pin and passing over an iron pin set 30 feet from said centerline; thence S. 82 deg. 14' E., 100.93 feet to an iron pin; thence N. 178.64 feet to the place of beginning and passing over an iron pin set 30 feet from the centerline of said road as surveyed by Robert Weinkauf, R.S. 3859, containing .394 acres.

Beginning at an iron pin found in the North line of said lot no. at its intersection with the centerline of Infirmary Road (Highway No. 164); thence South 17 deg. 53' West along the centerline of Infirmary Road for a distance of 415.00 feet to a bolt; thence North 82 deg. 02' 11" West for a distance of 402.79 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence continuing along the North line of the J. Pittman property, North 82 deg. 02' 11" West for a distance of 100.71 feet to an iron pipe in the East line of property of Elmer and Opal Ahrens; thence North 01 deg. 00' East along the East line of said Ahrens property for a distance of 154.58 feet to an iron pipe at the Southwest corner of another property belonging to Elmer and Opal Ahrens; thence South 81 deg. 06' East along the South side of said Elmer and Opal Ahrens property for a distance of 100.93 feet to an iron pin at the Southeast corner of said Elmer and Opal Ahrnes property; thence South 01 deg. 00' West for a distance of 153.12 feet to the true place of beginning as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in July, 1963. Containing .353 acres. Be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
