In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, June 1, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Deerfield to-wit:

Situated in the Township of Deerfield, County of Portage and State of Ohio, and bounded and described as follows:

Locate in Lot 72, Deerfield Township, Portage County, Ohio and being the same lands as described in a certain land contract by and between T. Fetherolf and D. Coffman as recorded in Volume 1396, Page 657 of the county official records, and more fully described as follows:

Beginning at an iron rod reset at the Northeast corner of Lot 72 on the centerline of C.H. 55, Yale Road, said point is on the centerline of a certain railroad right of way now abandoned; thence West, a distance of 369.94 feet along the North line of Lot 72 and centerline of C.H. 55 to an iron rod set at the Northwest corner of a certain 5.5134 acre parcel of land surveyed concurrently and now or formerly owned by D. H. or C. A. Coffman and which is the true place of beginning; thence South 00-17 E., a distance of 706.49 feet along the West line of land of Coffman and parallel with the East line of Lot 72 to an iron rod set at the Southwest corner of said 5.5134 acres parcel on a common line with land now or formerly owned by Karas Farms, Inc., as recorded in Volume 1016, Page 968 of the county records of deeds; thence West, a distance of 616.56 feet along the said common line with land of Karas Farm, Inc., to an iron rod set at an angle in the said common line; thence N. 00-17 W., a distance of 706.49 feet to an iron rod set on the North line of Lot 72 and centerline of C.H. 55; thence East, a distance of 616.56 feet along the North line of Lot 72 and said centerline to the true place of beginning and containing 10.000 acres of land as surveyed by Terrence R. Hohnhorst, Registered Land Surveyor Number 5065 in August, 1987. Reference P-8529 recorded at the county tax map office.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
