Situated in the Township of Brimfield, County of Portage and State of Ohio and known as being part of Lot 18, also known as being part of parcel conveyed to Robert L. Carter and Mary L. Carter as recorded in Deed Volume 1087, Page 17 of Portage County Records of Deeds, and being more fully bounded and described as follows:
Beginning at the intersection of T.H. 83, Howe Road (60' r/w) and T.H. 474, Estes Drive (50' r/w) as originally established by the Estes Acres No. 2 plat as recorded in Volume 18, Page 5 of the Portage County Records of Plats; thence North 01 deg. 00' 00" East along the centerline of said Estes Drive a distance of 54.86 feet; thence South 88 deg. 45' 00" East, a distance of 25.00 feet to the Easterly line of said Estes Drive and the true place of beginning for the parcel hereinafter described; thence North 01 deg. 00' 00" East along the Easterly line of said Estes Drive a distance of 175.11 feet to a 5/8 rebar with cap 7601 set; thence South 88 deg. 45' 00" East, a distance of 227.88 feet to the Westerly line of Sub-lot 35 in the re-plat of Estes Acres No. 2 as recorded in Volume 21, Page 33 of the Portage County Records of Plats, witness a 5/8 rebar with cap 7601 set; thence South 01 deg. 00' 00" West along said Sub-lot 35, a distance of 200.00 feet, witness a 3/4" pinch top pipe found 0.22' North 0.21' West; thence North 88 deg. 45' 00" West, a distance of 202.99 feet, witness a 3/4" pipe found North 88 deg. 45' 00" West, a distance of 24.89 feet; thence deflecting to the right on the arc of a circular curve having a radius of 25.00 feet, a chord of 35.28 feet and a chord bearing North 43 deg. 52' 30" West, a distance of 39.16 feet to the true place of beginning and containing 1.043 acres of land, be the same more or less, but subject to all legal highways, as surveyed by Gary W. Krannich, R. S. No. 7601 in October 1999. The basis of bearing used for this description is the centerline of Howe Road as taken from the Estes Acres No. I Plat as recorded in Volume 10, Page 29 of the Portage County Records of Plats.
Said Premises Located at 67 Howe Road, Kent, OH 44240.
Said Premises Appraised at $118,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale.
