In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, April 27, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the City of Ravenna to-wit:

Beginning at a monument in the center of Diamond Street and the Southerly right-of-way extension of McKinley Avenue; thence East a distance of 237.50 feet along the Southerly line of McKinley Avenue to an I.P. in the Northeast corner of Sublot No. 56 of said addition; thence South 0 deg. 12 min. 28 sec. East, a distance of 80.19 feet along the Easterly line of said Sublot No. 56 to an I.P. which is the true place of beginning; thence East a distance of 51.17 feet to an I.P. in the Westerly line of Sublot No. 70 of said addition; thence South 0 deg. 19 min. 48 sec. East, a distance of 80.19 feet along the Westerly line of said Sublot No. 70 to an I.P. in the Northerly right-of-way line of Mill Road; thence South 60 deg. 30 min. West, a distance of 58.87 feet along the Northerly right-of-way of said road to an I.P.; thence North 0 deg. 12 min. 28 sec. West, a distance of 109.19 feet along the Easterly line of Sublot No. 56 of said addition to the true place of beginning, as surveyed by Edward P. Wanchick Reg. Surveyor No. 5756.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
