Situated in the Township of Edinburg, County of Portage and State of Ohio, being part of Lot 8, N.E. Subdivision 2 in said township and bounded and described as follows:
Beginning at a bridge spike set at the intersection of the centerline of C.H. 18, Tallmadge Road and T.H. 54, Porter Road; thence North 01 degree 12' 30" East along the centerline of T.H. 54, Porter Road, a distance of 30.00 feet to a point at the Southeasterly corner of Lot 8, N.E., Subdivision 2; thence continuing North 01 degree 12' 30" East, along the centerline of T.H. 54 and Easterly line of Lot 8, N.E., Subdivison 2, a distance of 820.03 feet to a point which marks the true place of beginning for the following described parcel of land; thence North 89 degrees 27' 02" West (passing over a 5/8" iron rod set at 30.00 feet) a distance of 1082.58 feet to a 5/8" iron rod set in the Easterly line of Lot 8, N.E., Subdivision 1 and Easterly line of land now or formerly owned by W. R. Saffels (O.R. 4, Pg. 495); thence 00 degrees 47' 17" East, along the Easterly line of Lot 8, N.E., Subdivision 1 and Easterly line of Saffels a distance of 174.99 feet to a 5/8" iron rod set; thence South 89 degrees 27' 02" East (passing over a 5/8" iron rod set at 1053.86 feet) a distance of 1083.86 feet to a point in the centerline of T.H. 54 and Easterly line of Lot 8, N.E., Subdivision 2; thence South 01 degree 12' 30" West, along the centerline of T.H. 54 and Easterly line of Lot 8, N.E., Subdivision 2, a distance of 175.00 feet to the true place of beginning, containing 4.3515 acres of land, more or less (of which 0.1205 acres, more or less, are in the R/W of T.H. 54) as surveyed and described July 17, 2000 by Rob A. Szuch, Registered Professional Surveyor No. 7288.
Said Premises Located at 4151 Porter Road, Rootstown, OH 44272.
Said Premises Appraised at $185,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
