In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 9, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Paris to-wit:

Situated in the Township of Paris, County of Portage and State of Ohio:

PARCEL 1:

And known as being a part of Lot 13 in said township and bounded and described as follows:

Beginning at an iron rod in the center of the North and South Road (Holcomb Road CM 187) through said lot 250.10 feet South of the South line of the Baltimore and Ohio Railroad, is being the Southeast corner of land formerly owned by Ralph Jones, and now owned by the U.S. of A.; thence South 0 deg. 30" West, 300 feet to a point in the center of the road, being the true place of beginning; thence North 88 deg. 56' West, 300 feet to a point; thence North 0 deg. 30' East, 100 feet to a point; thence South 89 deg. 30' East, 300 feet to the center of the road; thence South 100 feet to the true place of beginning. EXCEPTING the right of way of the Brico Line Railroad.

PARCEL 2:

And known as being part of Lot 13 in said township and bounded and described as follows:

Beginning at an iron rod in the center of the North and South Road (Holcomb Road CH 187) through said lot, 550.10 feet South of the South line of the B & O Railroad, said point being in the Northeast corner of lands formerly sold by Land Contract to Kenneth Webb; thence South 0 deg. 30' W., 100 feet to a point in the center of said road; thence North 88 deg. 56' W., 300 feet to a point; thence North 0 deg. 30' E., 100 feet to a point, being the South-West corner of Kenneth Webb land; thence South 89 deg. 30' E., 300 feet along the South line of lands of Kenneth Webb to the place of beginning.

Said Premises Located at 10103 Holcomb Road, Newton Falls, OH 44444.

Said Premises Appraised at $35,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
