Situated in the City of Ravenna, County of Portage and State of Ohio:
And being part of Township Lot Number 45, South Division of lots of Ravenna Township being bounded and described as follows:
Beginning at a point on the East line of Lot 45, which is also the center line of Wall Street, North 2 deg. 00' E., 712.63 feet from the Southeast corner of aforementioned street; thence North 88 deg. 45' W. and passing over an iron pin at 20.00 feet from the center line of the street, 435.60 feet to an iron pipe; thence S. 2 deg. 00' W., 72.63 feet to an iron pipe; thence South 88 deg. 45' S., 735.60 feet to the place of beginning and passing over an iron pipe 20.00 feet from the center of the street, as surveyed by Frank W. Elgin, Registered Surveyor No. 3232.
Excepting therefrom the following:
Being a parcel of land lying on the left side of the center line of a survey, made by the Department of Transportation and recorded in Book 22, Page 28 of the records of Portage County and being located within the following described points in the boundary thereof:
Commencing at a point at the Southeast corner of said Lot Number 45; thence N. 2 deg. 22' 55" E., along the centerline of survey of Wall Street, a distance of 712.63 feet to a point at this Grantor's Southeast property corner, said point also being at Station 28 + 29.14 on the centerline of survey of Wall Street and the true place of beginning for the parcel herein conveyed; thence N. 86 deg. 22' 05" W., along this Grantor's Southerly property line, a distance of 25.00 feet to a point on the proposed Westerly right-of-way line of Wall Street; thence N. 2 deg. 22' 55" E., along said proposed Westerly right-of-way line, a distance of 72.63 feet to a point on this Grantor's Northerly property line; thence S. 88 deg. 22' 5" E. along said Northerly property line, a distance of 25.00 feet to a point at this Grantor's Northeast property corner; thence S. 2 deg. 22' 55" W., along said centerline of survey and this Grantor's Easterly property line, a deed distance of 72.63 feet to the place of beginning, more or less, including the present road which occupies 1453 square feet, more or less, but subject to all legal highways.
Said Premises Located at 6471 Wall Street, Ravenna, OH 44266.
Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
