In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, March 2, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Mantua to-wit:

Beginning at a point in the centerline of Wayne Road, 60 feet wide, at its intersection with the centerline of the Ravenna-Painesville Road 60 feet wide (S.R. #44); thence South 89 deg. 20' W., along the centerline of said Wayne Road for a distance of 726.92 feet to a point; thence North 85 deg. 35' 30" W., along the centerline of the said Wayne Road, for a distance of 571.21 feet to the principal place of beginning; thence North, across an iron pin set in the Northerly sideline of the said Wayne Road, for a distance of 675.41 feet to a point; thence South 89 deg. 55' W., for a distance of 232.09 feet to a point; thence South 0 deg. 40' 30" E., across an iron pin set in the Northerly sideline of the said Wayne Road, for a distance of 657.22 feet to a point in the centerline of the said Wayne Road; thence South 85 deg. 35' 30" E., along the centerline of the said Wayne Road, for a distance of 225.01 feet to the principal place of beginning, containing 3.4996 acres are the same more or less, and subject to all legal highways. As surveyed by Acme Engineers and Surveyors in September, 1971 by E. C. Ackerly, Registered Surveyor #3860. Said premises being further known as Sublot No. 1 of the Robert P. and Violet Y. Hartman Allotment as the same is platted in Plat Book 20, Page 13 of the Portage County Records of Plats.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
