In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, February 23, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Ravenna to-wit:

And known as being part of Lot No. 18 North Division of Lots in Ravenna Township bounded and described as follows:

Beginning at an iron pipe at the Southwest corner of said lot, said SW corner also being in the centerline of Dawley Rd. T.H. 165; thence South 89 deg. 35' East along the South line of said lot and centerline of said T.H. 165, 127.66 feet to a point in the centerline of a 40 foot private drive; thence North 0 deg. 48' East, 508.00 feet; thence continuing North 0 deg. 48' East along the centerline of said private drive 108.00 feet to an iron pipe; thence South 89 deg. 35' East, 200.00 feet to an iron pipe; thence South 0 deg. 48' West, 108.00 feet to an iron pin; thence North 89 deg. 35' West, 200.00 feet to the place of beginning and containing 0.496 acres as surveyed by R. A. Weinkauf, R. S. 3849. Grantor guarantees right of ingress and egress over said private drive to the Grantee, his heirs and assigns but reserves in exchange, a drive easement of 20 feet at the Westerly end of said parcel. Be the same more or less, but subject to all legal highways. Being a tract of land situated in the Township of Ravenna, County of Portage and State of Ohio and known as being part of Lot 18 in the North Division of Lots in Ravenna Township and more fully described as follows:

Commencing at an iron pin at the Southwest corner of said lot, said corner also being in the centerline of Dawley Road, T. H. 165; thence S. 89 deg. 35' E., along the South line of said lot and centerline of T.H. 165 Dawley Road, a distance of 127.68 feet to an iron pin in the centerline of a 50 foot private drive; thence N. 0 deg. 48' E., along the centerline of said private drive, a distance of 500.00 feet to an iron pin and the real place of beginning for the following described parcel; thence continuing N. 0 deg. 48' E., along the centerline of said private drive a distance of 8.00 feet to the Southwesterly corner of land now or formerly owned by R. L. and K. A. Doak as recorded in Deed Book 670, Page 201; thence S. 89 deg. 35' E., along the South line of land of said Doak a distance of 200.00 feet to an iron pin; thence S. 0 deg. 48' W., a distance of 8.00 feet to an iron pin; thence N. 89 deg. 35' W., a distance of 200.00 feet to the place of beginning and containing 0.0367 acres as surveyed by R. A. Weinkauf 3859 Oct. 1966. Grantor retains right of ingress and egress over said private drive for himself, his heirs and assigns in exchange for a drive easement over the Westerly 25 feet of above described parcel. The reservation of Grantor is for a private road to be used for his benefit and the benefit of all people living in Road Island Lake Allotment. All lot owners are to pay their proportionate share of the cost of maintaining and repairing said private drive.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
