The land referred to in this commitment, situated in the City of Aurora, County of Portage, State of Ohio, is described as follows:

And known as being Unit No. 14 in Clubside Manor Condominium Phase 1, Plat 2000-25 of Portage County Records (the alloted drawings, and as further described by the declaration of condominium ownership and bylaws attached there to recorded as Instrument Number No. 200009379 of Portage County Records (the "declarations" and the "bylaws"), together with an undivided percentage interest in and to all the common areas and facilities appurtenant to said unit, which percentage shall automatically change in accordance with the amendments to the declaration as the same are filed of record pursuant to the provisions of said amendments and will attach to the common areas and facilities in the percentages set forth in such amendments to the declaration, which percentages shall automatically be deemed to the conveyed effective on the recording of each such amendments to the declaration as though conveyed hereby, be the same more or less, but subject to all legal highways.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
