In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 26, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Hiram to-wit:

Being a part of Lot No. 9 in Hiram Township, and being a part of Lot No. 6 in the Harrison Village Plat as recorded in Vol. 25, Page 24 of Portage County Records of Plats, and bounded and described as follows:

Beginning at an iron pin on the North line of a street and at the most Southerly corner of said Lot No. 6; thence North on the East line of Lots 7 and 8 in said village plat, 154.15 feet to an iron pipe; thence N. 64 deg. 47' E., 23.55 feet to an iron pipe on the Southerly line of a street; thence S. 48 deg. 10' E., along street line, 36.90 feet to an iron pipe at the corner of the public square; thence S. 31 deg. 13' E., along line of the public square, 99 feet to an iron pin on the Northerly line of a street; thence S. 61 deg. 20' W., along the street line, 114.45 feet to the place of beginning as surveyed July 13, 1947 by P.H. Swasey, Registered Surveyor No. 2154.

Said Premises Located at 6279 Allyn Rd., Hiram, OH 44234.

Said Premises Appraised at $85,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.

THE OWNER IS ALSO RESPONSIBLE FOR KNOWING EXACTLY WHAT HE IS PURCHASING.
