In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 12, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Village of Mantua to-wit:

And being known as part of Lot 85 of Original Mantua Township and also as part of the Woodford Block of Conant's 2nd Addition as recorded in Portage County Plat Book 2, Page 63 and further bounded and described as follows:

Beginning at a drill hole set in pavemnet at the Northeast corner of said Woodford Block, said point being North 85 deg. 00' 00" West, along the South line of Woodford Street, a distance of 160.00 feet from a 3/4" iron pin found at the Northeast corner of Sublot 29 of said Conant's 2nd Addition, said corner also being the intersection of the South line of said Woodford Street and the West line of Herald Street; thence South 4 deg. 57' 40" West, along the East line of said Woodford Block and the West line of land conveyed to R. & J. Simon by Portage County Instrument #200004669 and along the West line of land conveyed to J. or S. Janssen or J. or P. Janssen by Volume 1084, Page 64 of Portage County Record of Deeds, a distance of 162.80 feet to a 5/8" capped rebar set on the North line of Sublot 34 of said Conant's 2nd Addition as conveyed to G. or D. Burns by Portage County Instrument #200506936; thence North 85 deg. 00' 00" West, along said Burn's North line, a distance of 59.72 feet to a 5/8" capped rebar set at the Southeast corner of land conveyed to J. Jaehn by Portage County Instrument #200321451; thence North 4 deg. 57' 40" East, along the East line of said Jaehn's Lands, a distance of 162.80 feet to a 5/8" capped rebar set on the South line of said Woodford Street; thence South 85 deg. 00' 00" East, along said South street line, a distance of 59.72 feet to the point of beginning and containing 0.2232 acres of land as surveyed in June, 2005 by Clifford H. McGuire, Professional Surveyor No. 7770. Bearing basis for the South line of Woodford Street was taken from Conant's 2nd Addition (Portage County Plat Book 2, Page 63). Deed of record was Volume 1116, Page 137 to J. & C. Toth. All rebars set were 5/8" x 30" with I.D. Cap "C.H. McGuire, P.S. 7770."

Said Premises Located at 4708 Woodford St., Mantua, OH 44255.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
