In pursuance of an Order of Sale in the above entitled action, I will offer for sale at public auction, "on the 3rd Floor of the Courthouse, in the Hon. Laurie J. Pittman's Courtroom in Ravenna, in the above named County, on Monday, January 5, 2009, at 12:00 P.M., the following described real estate, situated in the County of Portage and the State of Ohio, and in the Township of Freedom to-wit:

And known as being part of Lot 83 in Freedom Township and further described as follows:

Beginning at a spike in the centerline of Goodell Road and being S. 89 degrees 45' E., 1176.12 feet from an iron rod at the intersection of said road centerline with the West line of Lot 83; thence S. 89 degrees 45' 225.53 feet along the centerline of Goodell Road to an iron rod at the Northwest corner of Donovan Acres as recorded in Plat Book 14, Page 52 in the Portage County Records; thence S. 0 degrees 03' 26" W., 560.55 feet to the Southwest corner of Donovan Acres; thence 89 degrees 45' W., 224.61 feet along the Grantor's South line to an iron pipe at the Southeast corner of R. & R. Lange as described in Volume 789, Page 477; thence N. 0 degrees 02' 14" W., 560.55 feet along Lange's East line to the beginning. Containing 2.896 acres of land, be the same more or less, but subject to all legal highways, as surveyed in November, 1983 by David J. Collier, Registered Surveyor No. 4819.

Said Premises Located at 5672 Goodell Rd., Mantua, OH.

Said Premises Appraised at $115,000.00 and cannot be sold for less than two-thirds of that amount.

TERMS OF SALE: Cash.

A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.

The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
