Situated in the Township of Mantua, County of Portage and State of Ohio:
And known as being part of Lot No. 30, township, county and state aforesaid and more particularly described as follows:
Beginning at an iron pin found at the centerline intersection of Peck Road (Highway No. 167) and Pioneer Trail (Highway No. 354); thence due South along the centerline of Peck Road for a distance of 693.00 feet to an iron pin at an angle; thence South 30 deg. 00' West along the centerline of Peck Road for a distance of 95.04 feet to an iron pin which marks the true place of beginning of the following described parcel of land; thence due East for a distance of 483.12 feet to an iron pin; thence due South for a distance of 114.63 feet to an iron pin in the North line of a 4.80 acre parcel of land now owned by Spaulding; thence North 86 deg. 59' 27" West along the North line of said Spaulding land for a distance of 533.86 feet to an iron pin in the centerline of Peck Road; thence North 30 deg. 00' East along the centerline of Peck Road for a distance of 100.00 feet to the place of beginning and found to contain 1.067 acres of land as surveyed by Lucius F. Converse, Registered Surveyor No. 1199 in June 1962, be the same more or less, but subject to all legal highways.
Note:
Iron pins were found or set 30.00 feet Eastwardly from the centerline of Peck Road on both of the East and West lines.

Said Premises Located at 11280 Peck Rd., Mantua, OH 44255.
Said Premises Appraised at $150,000.00 and cannot be sold for less than two-thirds of that amount.
TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
