The Southerly one-half of Lot 27 and all of Lot 28 in Warner's Allotment as recorded in Plat Book 3, Page 9, Portage County Records.

Situated in the Village of Mogadore, formerly the Township of Suffield, County of Portage and State of Ohio:
And known as being part of Lot 46 in said township, also being part of Sublot 29 in Warner's Addition as recorded in Plat Volume 3, Page 9 of the Portage County Record of Plats and more fully described as follows:
Beginning at a 1/2" crimp top iron pipe found at the Northeasterly corner of said Sublot 29 in Warner's Addition and being on the Westerly right-of-way line of First Avenue (40' wide); a 5/8" rebar was found S. 02 deg. 34' 24" W., 207.58 feet from said place of beginning at an angle point in the Westerly right-of-way line of said First Avenue; thence S. 02 deg. 34' 24" W., 20.00 feet along the said Westerly right-of-way lone of First Avenue to a 5/8" rebar set; thence N. 86 deg. 40' 00" W., 150.00 feet to a 5/8" rebar set on the Easterly line of a parcel deeded to a Field Development LTD Partnership as recorded in Official Record 492, Page 550 of the Portage County Record of Deeds; also being on the Westerly line of said Sublot 29; thence N. 02 deg. 34' 24" E., 20.00 feet along said Easterly line of the Field Development parcel and Westerly line of said Sublot 29 to a 5/8" rebar found with cap #7189 at the Northwesterly corner of said Sublot 29; thence S. 86 deg. 40' 00" E., 150.00 feet along the Northerly line of said Sublot 29 to the place of beginning and containing 0.069 acres of land, more or less, as surveyed by Gary L. Phillips, Registered Surveyor No. 7189, with Gary L. Phillips and Associates, Inc., in February, 2001 but subject to all legal roads, highways, easements and restrictions of record. Bearings contained herein are based on the bearing of S. 86 deg. 40' 00" E., for the centerline of Warner Avenue as indicated in Plat Volume 3, Page 9 of the Portage County Record of Plats and are used to denote angles only. The above described parcel shall be attached to the parcel located to the immediate North and shall not be sold separately therefrom without prior approval of the Village of Mogadore Planning Commission.

TERMS OF SALE: Cash.
A deposit of 10% of your bid, cash or check, payable to the Portage County Sheriff is required at the time the bid is accepted. The balance of Purchase Price shall be paid within thirty (30) days after the date of sale.
The parcel described herein is subject to the Portage County Standards Governing the Conveyance of Real Property, effective July 1, 1998. If this parcel is required to be re-surveyed to meet these standards, such resurvey is the responsibility of the successful bidder at Sheriffs sale. Copies of the Conveyance Standards are available for inspection at the offices of the County Auditor and County Engineer.
